OpenTenant is an online resource for landlords. Created for landlords to share experiences they have had with past and present tenants. The purpose of this site is to help fellow landlords, so they can make an informed decision with approving their next tenant.
Signing up is simple and FREE! From main page, click the Sign Up link. You will be asked to create a username, choose a passcode, and select a home state. Click on the terms of service agreement and hit continue.
Click on Add a Tenant in the left column. Fill in the tenants last name, date of birth and the last four digits of the social security number. Then fill in the each of the sections below. All are required to be filled in. Except the images section is optional. Then click on submit. You can add as many tenants as you like.
Do I only post tenants I have had a negative experience with?
No, we encourage you to post both positive and negative tenants you have had. OpenTenant is provided so you and fellow landlords can make an informed decision with approving your next tenant.
What comments can/can't I post?
You can post any comments about your experience with the tenant that you find will be helpful for the next landlord to know.
You can't post any comments that are of an inappropriate nature including profane language or remarks that could be used to discriminate against a tenant based on sex, religion, race, sexual orientation or any other protected status.
Click on the browse link, find image on your computer and click open. The image will be uploaded.
You can post up to five images.
Can I post an image of the tenant?
No, the images are for posting pictures of the property condition after the tenant has vacated. Images of tenants will be deleted immediately.
How do I search for tenants in the data base?
From the home page enter the Last Name of the tenant, date of birth and the last four digits of their social security number. Then click on Search. The information will come up if they are in the data base.
What happens if the tenant search returns no results?
This means they are not in our data base. OpenTenant is a growing community we have a data base filled with many tenants, that have been added by fellow landlords. Although sometimes not all tenants are in our data base. We count on our members to add as many past and present tenants as possible, so we can continue growing.
How do I add properties to the Marketplace?
Click on the add a listing to the marketplace link at the bottom of the marketplace box. Fill in each of the sections, click on the browse link to upload images. Then click on Submit listing.
What is in the Resource section?
Links are provided for most county websites in the continental U.S. These are provided so you can do your own research. County websites are filled with very useful information for landlords. You can look up court records of potential tenants, check taxes on properties, pay water bills, check zoning codes and much more. Different information is provided per county website.
How many times can I use the rental forms?
As many times as you like! The forms are provided as an added bonus for our members. The forms are downloadable/printable and are in PDF and DOC form. They can be altered to add your company name or personalized to your liking.
How do I send an message to another member?
You can send a message to any member that has posted a tenant or that has posted a listing in the Marketplace. By clicking on the Send Message link on either the bottom of the tenant search or the listing in the marketplace.
How do I know if I have a message?
You will receive an email to the address you provided when signing up, notifying you that you have a message. In the email will be a link to OpenTenant.com to view your message. Once you have signed in click on the Messages link in the left column to view and reply to your messages.
